As Township property owners are receiving their third quarter estimated tax bills, it has come to our attention that the phone number listed for the Tax Assessor had the incorrect prefix (732 instead of 908). We apologize for this error and have the correct information below. In addition, here is a direct link to the Tax Assessor's page with information about the assessment and appeals process.

TAX BILL INSERT (with correction)

Dear Taxpayer,

Enclosed is your estimated third quarter tax bill.  Due to the late mailing, the grace period for paying this bill has been extended to Friday, August 20th.  Any payment not received by the close of business on August 20th will have interest calculated from the August 1st due date as required by law.  The estimated 2021 rate is 2.546, down from 2020 rate of 2.622.  We expect the final certified rate be 2.546, once certified by the State.  A separate bill containing the next three quarterly installments will be mailed in September.

Some neighborhoods experienced significant increases to their assessed values for 2021, based on actual sales that occurred up to October 1, 2020.  Other neighborhoods realized more modest increases, while other neighborhoods had small decreases.

By state law, we are required to review assessment values every year and adjust as sale values deviate from the assessed values.  The goal is to have every assessment as close to 100% of true value as possible.  You cannot appeal how much you are paying in taxes, but can appeal the assessed value of your home by May 1 each year.  Your current assessed value is listed on the green card that was sent earlier this year. If filing an appeal, you will need to show that the assessed value of your home, as determined by the Township, is more than what you can sell your house for.  This must be based on actual sales through October 1 of the preceding year or professional appraisal. If you feel your assessed value is higher than you can sell your home for, please contact the Tax Assessor at (908) 295-4827. 

While the building is again open to the public, we urge residents to continue to pay on-line, through the mail, or use the mail slot to the right of the front doors at Town Hall.
